A great welcome from the lovely hosts, convenient free secure parking, spotless contemporary good-sized room with large TV, lovely bathroom, endless tea and coffee making facility in the room and own key to go in and out as we wanted. Good free wi-fi. As commented by others this is a B&B but the breakfast is extra. This gives you price flexibility if you're not a breakfaster however, you would be missing a treat - beautifully presented breakfast. After over two weeks touring and different hotels (many 4 star) and B&Bs in UK and Europe this was a relief for our last night and ranked close to the very best. Close to Emsworth for dining. We would definitely use again.
We loved it but you should be aware that it is immediately below the M27. The double-glazing stopped 99% of the noise and at no time did we consider it a negative however it might be a different matter if we harboured thoughts of sitting out in the garden. No hairdryer.

The hotel is impeccably clean with a lovely interior. It is nestled in a modern building. the location is good and stunning, situated in a very quiet area right by the town center, which is a walkable distance.

We have never stayed at b&b, it was our first time. I thought I would give it a go when your review showed Excellent. We were impressed with the property,the bedroom was of a good size with a large bed, wood flooring and a large walk in shower all new and in excellent condition. ..The owner was very friendly and helpfull. We could make hot drinks at any time.. Family joined us for breakfast and they were also impressed . presentation and quality excellent we will be going back soon. Just excellent

The couple were very welcoming and everything was excellent. Have stayed at many hotels inclujding the Savoy in London but never have had a breakfast that was so beautifully presented and delicious too.
